We can purchase almost any home listed for sale publicly or privately in the areas we operate.
Here is a list of specific requirements:
- Condition: The home needs to be move-in ready and fully habitable. Non-livable homes are not eligible.
- Price range: $150,000 to $600,000 (subject to area and income)
- Type of homes: freehold single-family homes and townhouses, generally built after 2000
- Locations: The program operates in select communities with populations of 20,000 or more across Ontario, Saskatchewan, Alberta, and Manitoba
- Homes must be connected to municipal water and sewer
We prefer homes with recent major system upgrades:
- Furnace or heat source: 15 years old or less
- Air conditioning: 15 years old or less
- Water heater: 10 years old or less
- Roof: 15 years old or less
Considered case-by-case:
- Newly built condo townhouses may qualify (condo fees are included in the monthly payment)
- Homes with basement suites, modular, or prefab homes (must have a concrete foundation and meet CSA standards)
Generally, here is the list of homes that won't meet our criteria:
- Condominiums, co-ops, and multi-unit properties (duplex, triplex, fourplex)
- Leaseholds, mobile homes, and RVs
- Rural properties (well/septic), farmland, or areas with populations under 20,000
- Homes with an existing lease extending beyond closing
- Homes not connected to municipal water and sewer
- Homes with structural or foundation issues (including post-tension, wood, or post-and-beam foundations)
In addition, clients need to live in the home as their principal residence. They are allowed to sublet the house with our approval. Our program is currently not available for investors looking for investment property.
While these guidelines ensure the program's effectiveness, they still offer clients a wide range of options to find a home that suits their needs and preferences. The focus on move-in-ready properties also means clients can enjoy their new homes immediately without needing significant renovations or repairs.
